Five typologies, three of them 3-bedroom. The gap between Type 1 and the 3 Bed + Study is over 500 sft, so "3 BHK" alone tells you little here — ask which type before comparing prices.
Reading the three level plans
The tower footprint on the ground-level plan is a cluster of interlocking squares — the same crown of stepped, framed volumes you see in the aerial render. The sky deck plan shows how that crown is used: each of the seven roof volumes is a separate garden room, and the connecting spine is the walking trail. Where your unit sits within that footprint decides your view, your afternoon sun and, usually, your PLC.

The eco deck sits on top of the five podium levels. The first residential floor starts above it, so "ground floor" on the cost sheet is not at street level.
Carpet, built-up and saleable — read this before you compare
- Carpet area — under the Real Estate (Regulation and Development) Act, the usable floor area within the walls of the flat, excluding external walls, service shafts, balcony and open terrace. This is the space you live in.
- Built-up area — carpet plus wall thickness plus balcony.
- Saleable area — built-up plus your proportionate share of common areas: lobbies, corridors, podium and the five-level clubhouse.
Barcelona has a large clubhouse and a landscaped podium. That is a good trade if you use them and a poor one if you don't — either way it loads common area onto every flat. Ask for the carpet figure explicitly and work out the ratio yourself.
What to check on the unit plan
- Facing and view. One tower, generous setbacks — so facing is everything. Kokapet Lake lies east of the plot, the Osman Sagar side to the south-west. Confirm the facing of the specific unit, not the tower.
- Units per floor and per core. Ask how many 3 and 4 beds share each floor and each lift core. Fewer per core means shorter lift waits on a 52-slab tower and fewer shared walls.
- Bedroom dimensions, not count. Three bedrooms at 11×12 is a different home from three at 14×16. Get the room-by-room dimensions from the RERA drawing, not the marketing plan.
- Balcony and deck area. The renders lean on deep balconies. Check how much of the built-up figure is balcony — it is counted, but it is not carpet.
- Cross-ventilation. Look for openings on two orientations. That, not the setback, is what moves air through a flat.
- Which floors are podium. Five podium levels sit under the eco deck. Confirm the floor number your unit is actually on, counted from the street.
